What the inspection covers
An Electrical Installation Condition Report assesses the fixed electrical installation. It includes inspection and testing of the consumer unit, protective arrangements and the circuits included in the agreed scope.
The report records observations using recognised classification codes and states whether the installation is satisfactory for continued use at the time of inspection.
Preparing for the appointment
- Arrange access to every room, outbuilding and distribution board
- Make previous certificates or reports available
- Tell the electrician about known faults or recent alterations
- Warn occupants that circuits may need to be switched off during testing
- Provide access to locked cupboards and landlord supplies
After the report
If defects are found, the report should be read as a whole rather than treated as a simple pass-or-fail document. Urgent safety concerns should be addressed promptly, while other recommendations can be prioritised and quoted clearly.
Requirements can vary with property type, tenancy and location. Landlords should confirm their current legal duties with the relevant Welsh housing authority or professional adviser.
